Building management systems and BACS obligations

A well-designed building management system cuts consumption without compromising occupant comfort. We install and configure monitoring systems that meet the obligations for non-residential buildings and give facility managers useful data.

  • Energy monitoring and dashboards

Visibility of consumption and drift, periodic reports for the facility manager.

  • Electricity metering and sub-metering

Meters per use and per zone to know exactly where energy goes.

  • HVAC, lighting and shading control

Time scheduling, occupancy-based control and coordination of installations.

FAQ

FAQ: building management (bms)

Is my building subject to the BACS obligation?

The European directive on the energy performance of buildings requires an automation and control system in non-residential buildings whose heating or air conditioning exceeds 290 kW, a threshold that drops to 70 kW by 2029. Each Region transposes it with its own rules: we check your installed capacity and your obligations.

What exactly does a BMS do?

It centralises the control and alarms of heating, ventilation, cooling, lighting and shading, and makes them work together based on schedules, occupancy and measurements.

What is the PLAGE scheme in Brussels?

PLAGE (local action plan for energy management) requires large Brussels property portfolios to monitor their consumption and meet reduction targets. The metering, monitoring and control we install are its basic tools.
